The description of the hotel is as follows:
Ground Floor
This section comprises an open area of 286.37 mt2 that corresponds to the front porch, rear terrace, generator house area and water tanks and roofed gazebo in the garden. Additionally, the parking lot and sidewalks section has an area of 1,135.56 mt2 made up of areas lined with paving stones and concrete with a floating finish. It is important to note that in this open area in the rear terrace section, a total change of the entire upper roof in tile panels was carried out in 2021 to 2022 with the entire new ceiling in PVC with a new lighting system, audio and video equipment. The closed area on the ground floor has an area of 641.44 mt2 built with concrete block walls plastered on both sides with some stone cladding on the lower front exterior part that connects with the dining room, Los Naranjos lounge and towards the back of the terrace wall. In addition, it has a ceiling with decorative plaster sheets combined with gypsum board throughout the interior, large windows and sliding glass doors between white PVC frames, concrete floor covered throughout the interior with imported Spanish ceramics, as well as imported tiles cladding the toilets. Another aspect that should be highlighted is the interior wall of the reception area, which is covered with limestone up to the last second level of the property. Regarding the general structure, the building has a structural system with concrete and H-type iron beams and columns, an upper roofing system that corresponds to the slab with a metal deck system, a reinforced concrete staircase covered with imported ceramics, with handrails in some sections with decorative iron.
First Floor
This section of the Hotel covers an open area of 193.59 mt2 that corresponds to the lobby area, staircase, waiting room, rear balcony terrace and corridor in front of the rooms with finishes from the metal deck slab covered with imported Spanish ceramics, iron railings in the balcony area of the hallways, decorative plaster sheet ceiling between gypsum board in the central part of the waiting room and total PVC in the entire section of the hallway balcony, including the rear and perimeter eaves. The closed area of the first floor has a surface of 545.50 mt2 made up of 14 rooms with a laundry area, divided with walls made of concrete blocks plastered and covered in the area of the toilets, ceiling with decorative plaster sheets with gypsum boar inside the rooms, windows in fixed sliding glass reticulated between aluminum and PVC frames, floor covered with imported ceramics and part in bamboo-type wood. In addition, each room has its own wooden door and furniture in the closets.
Second Floor
The open area of the second floor has the same characteristics of the first floor with the same finishes. The open area is 184.64 mt2 and the closed area is 554.36 mt2, which includes 12 rooms in total, two of which are suites with the same characteristics in the finishes of the first floor. The difference is that this last floor has the upper roof with colonial clay tiles on zinc and a metal structure with general perimeter eaves, including the balconies, covered inside with PVC sheets, installed since 2022.
